The lender (usually a bank) applies for registration of a pledge when the owner of the apartment uses the apartment as security for a loan. The pledge is registered in the Residential and Commercial Property Information System of the National Land Survey. A pledge registered in the Residential and Commercial Property Information System replaces the process of using the share certificate as security for a loan.
The pledge can be registered when the apartment has an electronic registration of ownership in the Residential and Commercial Property Information System. The bank can apply for registration of the pledge and ownership at the same time.
The registered pledge of the apartment is shown on the apartment printout.
How to apply for registration of a pledge
- Check either with the property manager or the National Land Survey's customer service that the housing company's list of shares has been transferred to the Residential and Commercial Property Information System.
- Check that the apartment has an electronic registration of ownership.
- Fill in the application (in Finnish or Swedish) to register the pledge of the apartment. Attach the apartment owner's consent to the application. A pledge can be registered at the full value or a specific value of an apartment.
- Send the application and its attachments via our secured a-mail service or by post.
Deleting or changing a registered pledge
It is usually the lender (pledgee) who applies for deletion of the registered pledge. You do not need to attach a consent to delete a registered pledge when the applicant is the pledgee that has been entered into the Residential and Commercial Property Information System.
The lender can apply for change of, for instance, the amount or order of precedence of the registered pledge. The consent of the person whose position will decrease as a result of the change is required to change a registered pledge.
Deletion or change of a registered pledge is applied for using an application (in Finnish or in Swedish).
