  • This is how you can apply for the registration of property ownership

    On the basis of your answers, our interactive instructions tell you how you can register the ownership of your property and which attachments you need to send. The instructions answer the most general cases, but we may still contact you and ask for additional information to solve your case.

    If the right of ownership to a property is determined by a will, the inheritor obtains the right of ownership to the property.

    If the right of use or possession to a property is determined by a will, the inheritor can use the property: 
    for example, the widow(er) can use a jointly owned summer cottage. However, the inheritor does not own the property in question.

    Apply for the registration of property ownership

    Once you have received a gift, apply for the registration of property ownership, i.e. the registration of title.

    • If you have prepared a deed of gift in the Property Transaction Service, you do not need to apply for the registration of ownership separately.
    • If you have agreed for a public purchase witness or contact person to apply for the registration of ownership on your behalf, you do not need to apply for the registration of ownership separately. Check the e-service (in Finnish) to identify whether your application is being processed.

    In all other situations, you need to apply for the registration of ownership.

    Note: If you submit your application in the e-service, you need to have your attachments in electronic format before starting. The application cannot be saved as incomplete and resumed later.

    Submit your attached files as pdf documents or jpeg images. If you are unable to scan your attachments, high-quality photos will also be accepted.

    If you do not have access to the e-service, you can also apply for the registration of ownership using an application form (PDF, in Finnish, suomi.fi).

    Guardianship and minority

    If any of those who give or receive gifts is a minor or under guardianship, you need to provide the documents and permits required.

    • the guardianship decision or any decision on the right of a substitute guardian to represent a person
    • the Digital and Population Data Services Agency’s permit 
    • any guardianship authorisation

    New owner from outside the EU or EEA

    If the new property owner comes from outside the EU or EEA, you need the Ministry of Defence’s permit for the gift. Attach the permit to acquire the property and a copy of your identity card to your application.

    Remember to pay transfer tax, if required

    If more than one property is being distributed, request the Finnish Tax Administration to issue a statement on the amount of transfer tax. Submit a transfer tax return and pay tax in the Finnish Tax Administration’s MyTax service. You do not need to attach the statement to the application.

    Note: Transfer tax must be paid before you apply for the registration of ownership. If transfer tax has not been paid, penalty interest will be accumulated after applying for the registration of ownership.

    Apply for the registration of property ownership

    The registration of ownership can only be applied for after the deed of distribution has been signed with the public purchase witness.

    Once you have signed the deed of distribution, apply for the registration of property ownership, i.e. the registration of title. You can apply for the registration of ownership using any of the following options:

    Remember to pay transfer tax

    Request the Finnish Tax Administration to issue a statement on the amount of transfer tax. Submit a transfer tax return and pay tax in the Finnish Tax Administration’s MyTax service. You do not need to attach the statement to the application.

    Apply for the registration of property ownership

    Apply for the registration of property ownership, i.e. the registration of title, immediately after the exchange.

    • If you have completed the exchange in the Property Transaction Service, you do not need to apply for the registration of ownership separately.
    • If you have agreed for a public purchase witness or contact person to apply for the registration of ownership on your behalf, you do not need to apply for the registration of ownership separately. Check the e-service (in Finnish) to identify whether your application is being processed.

    In all other situations, you need to apply for the registration of ownership.

    If any of the parties to the exchange is a minor or under guardianship, you need to provide the documents and permits required for the exchange.

    • any guardianship authorisation

    Note: If an estate administrator or distributor has represented the seller, provide the following attachments:

    • the deed of division or estate distribution prepared by the estate administrator or distributor
    • the appointment letter of the estate administrator or distributor 
    • the parties’ consent to the transaction (a power of attorney or a sales authorisation granted by the district court)

    • a receipt of the payment of an adjustment if ownership is only transferred after the adjustment has been paid
    • a copy of a prenuptial agreement, if any

    If an estate administrator has been used in the divorce, also acquire the following attachments:

    • the estate distributor’s appointment letter
    • the consent of both parties to the divorce to the agreement

    Wait a moment

    You can only apply for the registration of ownership when the divorce is being processed at the district court.

    If an estate administrator was used during the dissolution of cohabitation, also acquire the following attachments:

    • the estate distributor’s appointment letter
    • the consent of both parties to the dissolution of cohabitation to the agreement

    Apply for the registration of a right of use and possession

    You can apply for the registration of a right of use and possession, i.e. a special right. You can submit your application before the will is legally valid.

    The right of use and possession can be registered after the will has been provided for all parties to the death estate. Then, acquire the following attachments:

    • will 
    • proof of the service of the will or approval notices
    • the deed of estate inventory with attachments 
    • reports on family relationships

    Apply for the registration of property ownership

    Apply for the registration of property ownership, i.e. the registration of title.

    • If you have agreed for a contact person to apply for the registration of ownership on your behalf, you do not need to apply for the registration of ownership separately. Check the e-service (in Finnish) to identify whether your application is being processed.

    In all other situations, you need to apply for the registration of ownership.

    Note: If you submit your application in the e-service, you need to have your attachments in electronic format before starting. The application cannot be saved as incomplete and resumed later.

    If you do not have access to the e-service, you can also apply for the registration of ownership using an application form (PDF, in Finnish, suomi.fi).

    Acquire the attachments

    Acquire the following attachments:

    • the deed of estate inventory and reports on family relationships, or the estate inventory confirmed by the Digital and Population Data Services Agency with attachments

    Submit your attached files as pdf documents or jpeg images. If you are unable to scan your attachments, high-quality photos will also be accepted.

    • proof of the service of the will or approval notices
    • the deed of estate inventory with attachments and reports on family relationships 
    • the written permission of the parties to the death estate and the widow(er) to grant the registration of title

    You can submit your application in advance, but the registration of title cannot be granted until the will has become legally valid, i.e. it has been provided for all parties to the estate.
