Mortgaging is valid until further notice. It must be separately extinguished.
What does mortgaging mean?
Mortgaging means an entry in the Land Information System. Mortgaging can be used as security for a loan.
Mortgaging shown in the Land Information System does not always mean that the mortgage is used as security for a loan. Property owners can contact the mortgagee (usually a bank) to identify whether their property is used as security for a loan.
How to apply for a mortgage
- Apply for mortgaging yourself or request your bank to prepare an application in the Property Transaction Service.
- In certain cases, you cannot apply for mortgaging in the Property Transaction Service. If you cannot apply for mortgaging in the Property Transaction Service, you can apply for the registration of property ownership in the e-service:
- individual customers in Finnish and in Swedish
- organisational customers in Finnish and in Swedish - If you are unable to use the e-service, you can apply for the registration of property ownership using application form in Finnish or in Swedish (suomi.fi).

Changes to mortgages
Transferring a mortgage
Transferring a mortgage means that the mortgagee changes. The mortgagee is usually the bank that finances the property transaction in question. Information about the mortgagee must be up to date. For example, when you have repaid your loan in full, ask your bank to apply for the transfer of a mortgage or apply for it yourself.
Apply for a mortgage transfer in the Property Transaction Service (in Finnish) or ask your bank to transfer the mortgage for you.
Changing of a mortgage
Changing a mortgage means that its priority over other mortgages is changed, or the mortgage is expanded to other properties, for example.
Apply for a change in a mortgage in the e-service (private customers in Finnish and in Swedish and organisational customers in Finnish and in Swedish).
If you cannot use our e-service, you can apply for a mortgage using a form (suomi.fi, in Finnish).
Cancelling and extinguishing a mortgage
Cancelling a mortgage means that register entry concerning the mortgage is removed from an unseparated parcel that has been sold from a property, for example. When a mortgage is extinguished, the whole mortgage is removed from the Land Information System.
You can apply for cancellation and extinguishment in the Property Transaction Service.
In some situations, the cancellation or extinguishment of a mortgage cannot be applied for in the Property Transaction Service. In this case, you can apply for cancellation or extinguishment in the e-service (private customers in Finnish and in Swedish and organisational customers in Finnish and in Swedish).
If you cannot use our e-services, you can apply for the cancellation or extinguishment of a mortgage using a form (suomi.fi, in Finnish).
Price and payment
Each mortgage and each change in a mortgage carries a separate charge. For example, if you apply for three new mortgages, you must pay for each mortgage.
If you apply for a mortgage in the Property Transaction Service or in the e-service, you must already pay for the mortgage when submitting your application. If you apply for a mortgage using a form, you will receive an invoice after the decision has been made.
