If you want to use your property, an unseparated parcel or a specified share of a property, or leasehold as security for a loan, you need to apply for a mortgage.
A mortgage is valid until further notice. It must be terminated when it is no longer needed.
How to apply for a mortgage
- Do the mortgage application yourself or ask your bank to draft an application in the Property Transaction Service.
- If you are unable to use our online service, you can also use our application form on the suomi.fi website (in Finnish).

When you apply for a mortgage or a transfer of an electronic mortgage deed in the Property Transaction Service, the matter can be decided immediately, unless register entries prevent it.
The mortgage can only be granted if the title or leasehold has been registered in the title and mortgage register.
Changes to mortgages
Transferring an electronic mortgage deed
The recipient of an electronic mortgage deed is usually the bank that is financing a property conveyance. The information concerning the recipient of the mortgage deed must be up to date. The transfer of an electronic mortgage deed means that the recipient of the mortgage deed changes.
Apply for the transfer of an electronic mortgage deed in the Property Transaction Service (in Finnish) or ask your bank to process the transfer.
Changing of a mortgage
Changing a mortgage means, for example, that its priority over other mortgages is changed or it is expanded to other properties.
Apply for a change in a mortgage in the e-service (private and organisational customers).
If you cannot use our e-service, you can apply for a mortgage using a form (suomi.fi, in Finnish).
Cancelling and extinguishing a mortgage
Cancelling a mortgage means, for example, that the register entry concerning the mortgage is removed from an unseparated parcel that has been sold from a property.
When a mortgage is extinguished, the whole mortgage is removed from the Land Information System.
You can apply for cancellation and extinguishment in the Property Transaction Service.
In some situations, the cancellation or extinguishment of a mortgage cannot be applied for in the Property Transaction Service. In this case, you can apply for cancellation or extinguishment in the e-service (private customers in Finnish and in Swedish and organisational customers in Finnish and in Swedish).
If you cannot use our e-services, you can apply for the cancellation or extinguishment of a mortgage using a form (suomi.fi, in Finnish).
Price and payment
Each registered mortgage is subject to a charge.
If you apply for a mortgage through the Property Transaction Service, you will be expected to pay as you apply. In other cases, the charge becomes payable when the decision has been given.
