A property leasehold means that you have purchased a house that is on a leased plot, for example.
- If the property’s leasehold has already been registered in the Land Information System, apply for the transfer of a leasehold.
- If the property’s leasehold has not been previously registered in the Land Information System, apply for the registration of a leasehold.
Transferring and registering a leasehold protects your rights to your leased area.
Apply for the transfer or registration of a property leasehold no later than six months after signing the lease agreement, provided that the lease agreement includes the following terms and conditions:
- the lessee may resell the leasehold without the property owner’s permission
- there are buildings owned by the lessee in the area, or buildings can be constructed in the area
- the lease agreement is valid for a fixed term
When a property leasehold is changed – for example, the lease agreement is extended – apply for a change or extension to a leasehold.
How to apply for the transfer of a leasehold
- If you have completed the leasehold transaction Property Transaction Service, you do not need to apply for the transfer of a leasehold separately.
You can apply for a transfer in the e-service:
- individual customers in Finnish and in Swedish
- organisational customers in Finnish and in SwedishStart by identifying the leasehold or facility identifier (e.g. 837-121-391-2-L1). Select ‘Kaikki kiinteistöt ja huoneistot’ (All properties and apartments) and use the facility identifier to search for the leasehold’s information. Click ‘Rekisteröi vuokraoikeus’ (Register leasehold) and fill in the application.
- If you are unable to use the e-service, you can apply for the transfer of a leasehold using a suomi.fi form in Finnish or in Swedish. A contact person can also apply for the transfer of a leasehold using the same form.
How to apply for the registration of a leasehold
- A lease agreement can be created electronically with certain municipalities and cities through the Property Transaction Service. Check with your lessor if they are already using the NLS’s online services.
You can apply for the registration of a leasehold in the e-service:
- individual customers in Finnish and in Swedish
- organisational customers in Finnish and in SwedishSelect ‘Kaikki kiinteistöt ja huoneistot’ (All properties and apartments) and use the property identifier to search for the property in which the leasehold is located. Click ‘Rekisteröi vuokraoikeus’ (Register leasehold) and fill in the application.
- If you are unable to use the e-service, you can apply for the registration of a leasehold using a suomi.fi form in Finnish or in Swedish. A contact person can also apply for the registration of a leasehold using the same form.
How to apply for a change or extension to a leasehold
Apply for a change or extension to a leasehold if there are any changes in a lease, if you want to remove a previous lease, or if you have entered into a new lease with your lessor.
You can apply for a change or extension in the e-service
- individual customers in Finnish and in Swedish
- organisational customers in Finnish and in SwedishSelect ‘Omat kiinteistöt ja huoneistot’ (My properties and apartments). Select ‘Muut rekisteröinti ja muutos’ (Other registrations and changes) and then ‘Hae muuta rekisteröintiä’ (Apply for other registration).
- If you are unable to use the e-service, you can apply for a change or extension to a leasehold using a form in Finnish and in Swedish. A contact person can also apply for the change or extension to a leasehold using the same form.
